August Housing Market in Holliston

As our Summer comes to a close, not only are the kids prepping to get back to school, but the buzz is that Buyers and Sellers are gearing up for an active real estate market in Holliston.

The MAhome Team of Realty Executives would like to report on the Holliston market so far in 2013.

How are prices doing?

The median price of a single family home is $400,000.  This is an 8.1% increase from 2012 YTD.

How long does it take to sell?

The average days on market this year is 59 days; last year it was 114 days.

Are more homes selling this year?

Holliston has 101 closed sales so far in 2013.  This is an increase of 16% from 2012 sales YTD.

How close to List Price are sellers receiving?

The ratio of Selling Price to the homes Listing Price is 99%!

In the 14 years that I have been a  Realtor in the area, this year certainly has been the most refreshing to be a part of.  By no means is it "easy" to navigate selling or buying a home, but finally sellers are enjoying some rising values and buyers are facing very low interest rates.

The major hurdle facing this marketplace is a lack of inventory.  When there are not a lot of homes to sell, it does the following:

  • It is difficult to appraise a property without comparable homes

  • Buyers have to act extremely quickly for the best properties

  • Buyers having to be aggressive with multiple offers end up getting cold feet and backing out of deals

  • Sellers sometimes become overly aggressive with their pricing since there is no competition

The right time to buy or sell a home is when you are ready to make the change.  Just like stock picking, trying to time the market in real estate is very difficult.  An increase in prices and low interest rates should be all the incentive necessary to get Buyers off the fence to shop this Fall
