Real Estate Sales: Prices Slide in the First Quarter of 2012

Single family home sales in Holliston declined 12 percent in the first quarter of 2012
compared to the first quarter of 2011, according to MLS Property
Information Network. There were 22 sales from January 1 to March 31
this year as opposed to 25 sales during the same time period last year.

In addition, the average list price of homes declined 11 percent and
the average sale price of homes declined 11 percent. This year's first
quarter average list price was $403,691 versus last year's average
list price of $452,971. This year's quarter one sale prices averaged
$384,882 compared to $434,360 during the same time last year.

The average days on the market for single family homes was 143 for the
first three months of the year compared to 146 days last year.

The most expensive home to sell during the first quarter was 55
Morgan's Way, which sold for $737,000. The least expensive home to
sell was 269 Concord Street for $161,900.

Keep an eye out for next quarter's numbers as the Warren Group
recently reported an increase in home sales of 33 percent in
Massachusetts February with 2,350 single family homes sold in
February. This is the highest sales volume for February in five years.
There were 1,765 sales during February of 2011.

If Holliston follows the state-wide trend, we would not likely know
about any gains until the second quarter. Many sales contracts signed 
in February may not close until April, May or even June.
