Third Quarter Real Estate Sales

Sales of single family homes in Holliston declined by 34% in the third quarter of 2010 compared to the third quarter of 2009. The slide occurred because the big push for buyers to sign contracts to receive tax credits was over on April 30th and buyers had to close on those homes by September 30th. The news is not all bad though. Prices of single family properties sold from July through September of this year increased 5% over the same period last year. The list prices increased about 4%.

There were 28 sales of single family homes in the third quarter of this year versus 42 sales last year, according to MLS Property Information Network. The average sale price was $430,155 in July through September this year and was $409,380 during the same time last year. The average list price in Q 3 of 2010 was $440,289 and was $424,349 during Q 3 of last year. The average marketing time increased from 77 days to 99 days. The least expensive home to sell was 356 Concord Street for $202,000. The most expensive home to sell was 35 Country Road for $720,000.

Mortgage rates remain at an all-time low with rates for 30-year fixed mortgages in the 4.5 to 4.75 percent range (and in some cases lower) but buyers are being cautious about purchasing homes. Analysts site consumer wariness about current economic conditions and difficulty navigating today's mortgage process with the slow down.

There are currently 85 single family homes available for purchase in Holliston. Thirteen have accepted offers. The least expensive home on the market is 173 Prospect Street, available for $205,000. The most expensive home on the market is Lot 16 Deer Run, which is on the market for $1,200,000.
