Home Prices Increase 4 Percent, Sales Decrease 19 Percent

 Holliston home prices continued to rise while buyers faced a competitive market with fewer options of available homes in the first five months of 2015. From January 1 to May 31 there were 45 home sales compared to 55 home sales during the same time period in 2014, or a 19 percent decrease. The average sale price was $519,266 which is a 4 percent increase from $498,362 during the same time period one year ago.

     The average days on market increased slightly from 80 days to 88 days. The least expensive home was 5 Cold Spring Road, a six-room, one bath ranch which sold for $180,000. The most expensive home was 664 Adams Street, an 11-room horse property that sold for $1,145,000.

    Seventeen of the 45 sales were in the $300,000 to $399,900 price range, which is a strong price point for first-time buyers.

     Sellers stayed hunkered down in their homes this winter as they faced one of the snowiest seasons on record along with all of the challenges from ice dams, unplowed driveways and cold temperatures. In the early months of the year there were only about 25 homes on the market. Today there are 43 homes on the market ranging in price from $235,000 to $1,050,000.

     The summer selling season should remain active as buyers scramble to beat slowly rising rates. The benchmark 30-year fixed-rate mortgage rose to 4.03 percent from 4 percent last week, according to the Bankrate.com national survey of large lenders.

     Holliston remains a great draw to buyers due to its affordability while boasting one of the best school systems in the state. Buyers shop in Holliston to get more house and land for their dollar than in towns closer to the city.
