HIGH-END REAL ESTATE MARKET ROARING BACK IN HOLLISTON

As prices soar in towns bordering the city and highways where a million dollars buys you a fixer-upper, buyers are once again purchasing high-end homes in Holliston, a trend we have not seen since the height of the market in 2004-2007. So far this year there have been three sales in the $800,000-$900,000 price range, three sales in the $900,000 to $1 million price range and three sales from $1 million to $1.1 million.

New developments such as “The Homes at Pondview” and “Highlands at Holliston” have paved the way for the high-end sales rebound in Holliston. These neighborhoods offer anywhere from 3,300 square feet to 4,800 square feet of living area and high-end amenities such as gourmet custom kitchens, expansive master suites, walk-in closets, marble baths, stone fireplaces and more.

Thanks to sales in the new developments, we are now seeing a spike in high-end re-sales in town as well. In fact, we put a home on the market located at 44 Peter Street on the market this fall for $969,000 and we had multiple offers. 664 Adams Street is currently pending at a price point of $1,225,000 and is due to close in January. Seven Norfolk Lane in Holliston is also under contract at $1,450,000 and is due to close in late December.

Buyers shopping the high-end market in Holliston have expressed that homes are more affordable and offer many more amenities than in neighboring towns such as Sherborn, Natick, Wellesley, Sudbury and Wayland where the million dollar markets are the norm and the inventory is less exciting.

Overall the real estate market has been strong in 2014. There have been 150 homes sold from January to November with an average list price of $505,612 and an average sale price of $507,531. The average days on the market was 79. This represents a price increase of about 12 percent in a year. It is important to note the average sale price is higher than the average list price. This signifies multiple offers bidding up prices or buyers paying for upgrades to new construction.

Last year from January to November there were 153 homes sold with an average list price of $452,527 and an average sale price of $451,263. The average days on the market was 64.75.
